How to use the Pag-IBIG housing loan calculator

    1. Choose the loan program. Most members buying a home above the socialized housing price get the 2026 promo rate. Choose Regular rate to compare fixing periods, or 3% socialized (4PH) if you are a first-time buyer of a socialized unit in an Expanded 4PH project.
    2. Enter the loan you want and the property value (the appraised value or the selling price, whichever is lower).
    3. Enter your gross monthly income and your age. The calculator checks the 35% income rule and shortens the maximum term so the loan ends before you turn 70.
    4. Results update as you type. The loan amount used is the lowest of the limits shown under “Maximum loanable amount”, just like Pag-IBIG does.

The monthly amortization uses the standard fixed-rate formula: payment = P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r is the annual rate ÷ 12, and n is the number of months. For a general loan from a bank, use the Loan Calculator. To check how much of your salary is left after deductions, use the Take-Home Pay Calculator.

How Pag-IBIG decides how much you can borrow

Your loanable amount is the lowest of:

    • Your desired loan (or your actual need).
    • Loan-to-value (LTV) limit: up to 95% of the appraised value for loans up to ₱2.5 million, and 90% for bigger loans. Expanded 4PH socialized housing loans can go up to 100%.
    • Capacity to pay: the monthly amortization must not be more than 35% of your gross monthly income.
    • Program maximum: ₱10 million for a regular housing loan; for Expanded 4PH, the socialized housing price ceiling (₱950,000 for a house and lot, ₱1.8 million for a condominium).

The loan term is up to 30 years, but you must be 65 or younger when you apply and the loan must be fully paid by the time you turn 70. A 45-year-old can borrow for at most 25 years.

Program / fixing periodRate per year

After the fixed period, the loan is repriced to the Pag-IBIG rate in effect for your chosen repricing period. Under the Expanded 4PH program, a national government (DHSUD) subsidy may lower the borrower’s rate to as low as 1% when funds are available; this calculator uses 3%.

    Worked example

Ana is 35, works in Quezon City and earns ₱40,000 a month. She wants to buy a ₱3,000,000 house and lot in 2026. Because the loan is above ₱2.5 million, the LTV limit is 90%, so she can borrow up to ₱2,700,000. Her loan is below ₱4.9 million, so the 2026 promo rate of 4.5% (fixed for 3 years) applies. Over 30 years (360 months), her monthly amortization is ₱2,700,000 × 0.00375 ÷ (1 − 1.00375−360) = ₱13,680.50, before insurance.

The 35% rule allows up to ₱40,000 × 35% = ₱14,000 a month, so she passes; the income needed for this loan is ₱13,680.50 ÷ 0.35 = ₱39,087.15. If the rate never changed, she would pay ₱4,924,981.21 in total, of which ₱2,224,981.21 is interest. The rate will be repriced after 3 years, so use the “Rate after the fixed period” box to test what happens if it goes up.

    Frequently asked questions

What is the maximum Pag-IBIG housing loan?

In 2026 Pag-IBIG raised the maximum housing loan per borrower from ₱6 million to ₱10 million. This is only the ceiling. The amount you actually get is the lowest of your desired loan, the loan-to-value limit on the appraised value of the property, and the amount your income can support.

How much income do I need for a Pag-IBIG housing loan?

Pag-IBIG requires that your monthly amortization is not more than 35% of your gross monthly income. So the minimum gross income is the monthly amortization ÷ 0.35. For example, a ₱4,005 amortization needs a gross monthly income of about ₱11,443. You can add the income of up to two other qualified Pag-IBIG members through a tacked loan.

What is the fixing (repricing) period?

It is how long your interest rate stays the same. With a 3-year fixing period, the rate is fixed for 3 years and then repriced to the rate in effect at that time for your next fixing period. A longer fixing period has a higher rate but protects you from rate increases. If you choose a fixing period equal to your loan term, the rate never changes.

Who can get the 3% rate?

Under the Expanded 4PH program, the 3% subsidized rate (fixed for the first 5 years) is for first-time homebuyers buying a socialized housing unit in an accredited Expanded 4PH project: a house and lot up to ₱950,000 or a condominium unit up to ₱1.8 million. Local members must have a gross monthly income not above ₱47,855.82 in NCR or ₱34,685.82 outside NCR. OFWs qualify regardless of income.

Is the monthly amortization shown the exact amount I will pay?

No. Your actual monthly payment also includes the Mortgage Redemption Insurance (MRI) or Sales Redemption Insurance (SRI) premium and the Fire and Allied Perils Insurance premium. Pag-IBIG computes these per loan and does not publish one fixed rate, so they are not included here. Ask Pag-IBIG or your developer for the exact amount in your Notice of Approval.

What happens to my payment after the fixed period?

Your loan is repriced to the Pag-IBIG rate in effect at that time for your chosen repricing period, so your monthly amortization may go up or down. Enter a rate in “Rate after the fixed period” to see how a different rate would change your payments.

Can I pay my Pag-IBIG housing loan early?

Yes. Pag-IBIG allows full or partial prepayment without a prepayment penalty, but a service fee may apply. Extra payments of at least one monthly amortization can be applied to the principal if you ask for it.

    Is my information sent anywhere?

No. All computations happen in your browser. Nothing you type is sent to us, to Pag-IBIG or to anyone else.
